Online/instant quotes are estimates based on the information you provide. Final pricing may be adjusted after on-site inspection for site conditions, access, measurements, and any added scope.
Unless stated otherwise, special add-ons exclude materials and haulage/tip fees (charged at cost).
Prices are in AUD. GST (10%) is charged separately and shown in the totals.

We deliver services ranging from cleaning and minor repairs to whole-home refresh/refurbishment and full project concierge.
Structural works, licensed plumbing/electrical/gas, asbestos and other regulated activities must be performed by licensed contractors; we can coordinate end-to-end and clearly mark such items and cost ownership in the quote.
External/glass or other tasks beyond safe reach (>3 m, roof work, unstable ground, etc.) require prior assessment and may need access/height equipment.
For permanent damage/etching or issues that require replacement to resolve (e.g., deep staining, material ageing), we do not guarantee full restoration to “as-new”.

Please provide safe access, mains power and water, and basic lighting.
Keep areas reasonably clear (e.g., empty cupboards, clear benchtops). Pets must be secured. We may decline or reschedule works that present safety hazards (biohazards, sharps, significant mould beyond scope, etc.).

Any on-site additions (or must-do works needed to achieve the target outcome/standard) will be treated as variations. We will obtain your written approval before proceeding and update the quote/schedule accordingly.

A 20% deposit is payable upon accepting the quote; balance is due on completion day (card/transfer/cash).
Cancellation / Reschedule policy:
< 24 hours to appointment: 20% fee;
≥ 24 hours: one free reschedule.
By prior agreement, after-hours or atypical time slots may attract a surcharge (if applicable, this will be stated in the quote).

You may request one free re-inspection within 72 hours of completion (within the agreed scope). Please include photos and a brief note; we’ll address it promptly.
Normal wear and tear, new damage after completion, and out-of-scope items are excluded.

Standard consumables and small sundry materials are included in routine work.
Bulky waste, tip/bin fees, special chemicals/equipment, and replacement parts are extra and charged at cost unless otherwise specified.

We typically record progress and completion photos for quality documentation. With your consent, we may use de-identified images (no faces/address) for marketing.

We exercise reasonable duty of care within the agreed scope. We are not liable for pre-existing defects, hidden/latent structural issues, or any indirect/consequential loss.
We hold Public Liability insurance; proof of cover is available on request.

Cleaning & minor repairs (e.g., patch & paint, re-silicone, hardware refix) carry a limited workmanship warranty. If reappearance is caused by material ageing/substrate issues, it is not a workmanship defect.
Refresh/refurbishment/major works:
Items performed by licensed contractors (e.g., plumbing, electrical, gas, structural, specialist waterproofing) are warranted under the contractor’s and/or manufacturer’s terms;
Non-licensed decorative trades delivered by us or our subcontractors (e.g., full-home painting, surface carpentry repairs) are warranted as per the contract/quote;
Colour/sheen/grain variations due to material/manufacturer batch or environmental factors are normal and not defects.
Non-OEM replacements (hardware, boards, profiles, etc.) may show minor colour/texture variance compared with originals—this is common industry-wide.

We aim to resolve issues quickly and amicably. If unresolved, disputes are governed by the laws of Western Australia.
